costs of building a new suburb

all the angst about house prices....and the huge influx of immigrants and boat people....so lets discuss how you would approach the problem

with most of the new satelite suburbs they build these days...there are schools, shopping centres, medical centres, day care.. etc built into the development...

who pays these costs... to make sure the new residents will have most services available to them within easy commute...
its not the local council,,it is the developers, who also have to pay huge sums to the local council...or taxes...

in the old days they just opened up some farm land...and had to pay for roads, sewage, electicity etc
so land prices were cheaper...

today they have to provide so many services...like huge upfront costs...so that build it, and they will come..

now can you see where the costs of land has increased in price.....it comes with increased values....from services provided...
and the local councils, always desperate for money, get their money up front...
