    g'day dovif.... I've heard.read a number of analyses on the causes of the housing situation. I dare guess everyone has. so much weight placed on the rise of the short term accomodation market that it feels almost like demonising those who own and rent out Airbnb style accomodation.

    the major fault though lies in the poor attitude some govts have had on govt housing. some govts have built zero houses for the accommodation of the least able to pay full rental rates. and repairs to such homes have been neglected for decades. very serious problems in the sector.

    with the CFMEU in the spotlight they are a ready target for all manner of allegations. your view is well substantiated. all adding to increased costs of housing, particularly high density apartments. do construction developers and businesses still build blocks of flats? a block of 12 medium density units would make a good market for social housing.

    and immigration. that old cow getting milked again. our govts have ensured we need high levels of immigration. lets put the blame where it belongs.

    add in insurance premiums, work cover or whatever its called these days, materials cost and the problems of deforestation (in every country) and difficulties balancing Aus timber industry with environment demands, concrete production and GHG emissions, steel production and price of coal + IO. all add to the cost mess.

    but the Lab mob in federal and NSW at least have instituted plans to increase the construction - if they can find builders and labourers, materials and land approvals.
