Gotta love council valuations used to determine people's council rates etc as their valuation is about 20% higher than that of local real estate agent in the area. When I took this up with council saying if you think my home valuation is amount you stated than I'll sell you my property yes you buy it off me pay me that figure - they politely refuse of course saying it's not their business. Not interested in knowing real estate agents valuation or market value either. They give me the cold shoulder saying not interested so go figure. Obviously whoever does valuations for council's get a kick back % or commission it seems.

If the agents confirm their opinion of value and you can back it up with a sworn valuation then you would have a valid claim under the appeals process - as outlined on said Shire valuation document.
