I told the bears this market was turning in late 2012

and also mentioned by the time they hear it on the local news, all the bargains will have gone....and they'll be 6-12 months too late for early easy gains.

I know of a high end property on water on market for 2 years on and off in your timeframe, back on market a months ago. Under offer within 2 weeks.
