Dont know if I agree. I used to work for a bank for many years. I met a woman who happened to have 2 investment loans. She wanted to borrow for another property. I asked about the securities she would be using to secure the deposit. Turns out she own 7 properties outright and said she had put very little if her own capital over the years into them. She had many long term renters and they had basically bought her properties for her. Its not an uncommon story.
