It sure is a renovators (SHELL/ARROW) delight, but you would hardly expect to get much premium on it, which is why they are lowballing and not offering what it will be worth. We may end up getting a small premium, but unless there are a few more people at the auction, Bow will have to take what they can get, or get those reno results going themselves.

another thing is shell might just have figured out how to get the conversion to 2P that Bow, BG and themselves are striving to get in the Bowen.
