18 months minimum to first oil at Buffalo, post FID I assume. Add nine months for the first drill, plus analysis and decision time and you're looking at 2 1/2 years before Buffalo could produce income, at least, and that assumes a JV partner with the capital and project execution experience to get it done. Given Buffalo has a relatively short lifespan, selling is looking like a good option to me, especially if the for sale sign goes up in an under-supplied market.
