Look at the announcements from other ASX mining projects that have been developed in the last 18 months and you'll see there is still a lot to be done beyond off-take agreements (and that arguably a lot should have been done before the offtakes).

port agreement could be the big one to trigger a decent rerate for you guys. I know with another stock I hold off-takes did jacks#!+ But when port agreement was Ann - bang! 50% rise...
