Yet, the most recent ASX update on NTA is 17th Feb 2023 in which they claim:

1. NTA $1.15. Minus two 1.5c dividends since and that's $1.12

2. "Compelling entry price". Sure, if the NTA was circa $1.15 then $0.81 might have been. But the NTA was BS then and even more so now.

Surely, TGP should be updating the market via ASX announcements on NTA writedowns - including prospective ones till firm ones are available.


Retail investors can lock in 5.2% for 5 years with $250k per account in each authorised deposit-taking institution. (See Canstar link and Rabobank example below). Or if they think inflation/rates could go higher, sit in UBank earning 5% on call.

Personally, I'd want more than 0.2% extra (5.42% cap rate) over this risk-free return to be invested in office property as an asset class in the near to medium term.

In a future post I'll try and collate some objective data on what that spread range should be. For now, you could try commentators like Chirs Joye who argues for a risk premium of 4 to 5% over the risk free rate :
