Not sure I understand what argument @hobbes29 is making.
At current price TOT div yield is ~9% and it's fully franked unlike a term deposit.
The cap rate is 5.42% but the properties are leveraged and you are getting the assets at a discount to NTA.
TOT is a bond proxy and if interest rates keeps climbing it will defintely hurt.
But for those who believe that we are close to the peak it's a worthy bet IMO.
