I'm inner- westie endless and I can tell you the clearance rates aren't about to drop off, there's a shortage of supply that won't go away, certain properties that are on main roads next to rail lines etc won't hold up to the huge gains in the next cycle that's about all there is for new buyers , otherwise decent properties they have a benchmark around 2m now.
