yep...ring the agent and get them to open it for you.
tell them you will need a good hour.
That tells them your interested and not just a tyre kicker.
While there......ask the agent questions, become friendly with them.....ask about the owner..why are they selling etc etc.....ask about how sales in the area have been going.....just general chit chat to get hinme to open up.....and take notes on a bit of paper about any info he gives you...but be discreet about it.
The more info you get about the owner and agent the better.....no matter how small a thing it may be.....try find why they are selling just by looking at the property....sometimes the property can give you the clues anyway.
The best viewing is one when its just you, the agent, the property, your camera, a bit of paper and a chit chat.
Talk to him/her about anything.....you will be amazed what u can find out about not only them but how they feel about the property and the owner...suttle hints will come from them......just look and more importantly....listen.
One last trick....be honest with the agent.....tell him/her what you looking to do.....if its buy/refurbish and sell tell them.......then tell them would they consider selling it again for you ....obviously its a yes from them and thats when they will open up to you and give you all the answers u need......try it.....it works.
