kingy, well, I sold a property in June 2010. Since then, the number of properties for sale in that suburb have risen from less than 3 pages on realestate.com to 6 pages. There have been no new land releases or developments since I sold - they still haven't cleared the last two yet.

So no, I'm not feeling remotely nervous - relief is a better expression of my emotions. Especially after I called an agent about one property that seemed ridiculously cheap (it had a pylon just outside the front door) and he described the market as simply terrible.
