defence housing anyone?, page-8

    my only experience ...saw them in Wodonga...big army presence there...but the defence housing was housing commission homes....almost zilch capital growth....may double in 10-20 years, but all the other houses will have tripled in price...
    so unless the houses are mainstream...in good growth areas...the rental returns will not compensate for the loss of capital growth...
    but I know people who cannot handle the hassle of negotiating with agents , tenants etc....its outside their stress levels...so that type of person is more suited to this type of arrangement..

    an example...they had an investment property in Toorak, cause everyone else had one too....both earning good incomes etc, combined about half a mill pa...he was a PS....after 18 months he sold and barely got his money back....could not handle the stress...
    property doubled in price within a year...and gone up ever since....so it was a really bad decision for him...and he will not touch property again....
    he should have just left it with an agent...to look after, and done some de-stressing exercises....or separated his emotions from investments
