well well well...it might pay to take another look
the dha houses listed here do not appear over priced at all.... and magic locations to melb cbd, plus bright modern homes....
they should increase in value by 10% pa....
I did some sums at 7% loan rates....oop by $10,000 pa, capital gains 40,000 pa .net gains 30,000 pa

I just had a look at Hasings and Point Cook in vic...
the DHA homes are very well priced, compared to the prices in the open market at realestate site

Hastings is one hour from the CBD...looks like easy freeway access prices around 400 k's with 12 + 3 years lease
Point Cook is 30kls, 30 mins from the CBD...again houses similar pricing ( I like this location, so close to the cbd, but hate the Westgate Bridge for travel)

the realestate listings are more expensive in both locations...the only cheaper places below 300ks are old housing commision homes...and vastly different to the new open plan DHA houses , or the other new homes in the open market

humms, most houses need a revamp especially after 10 years...to make them comparable to the market

demographics and growth.. point cook. grown from 2000 population in 2001 to 14,ooo by 2005..with 70% ownership...thats huge
