    just a thought that comes to mind.

    if the need to encourage it, i take it there is not many buyers/investors in those places.

    as such, if you take this up, in 10 years, how easily will you be able to sell it? sounds like limited supply of buyers?

    also, if its in a remote area, and the base moves, you will have even less supply of buyers, and value.

    and you are stuck in it for 10 years, you cant flip it when the property market is at a high like now. So when the cycle trends other way you may have to ride it down.

    sounds more like draw backs to me, repackaged as you will have great tenants and 10 year lease.

    but forget about what the market will be like if we move the base, or what the market is like generally to be able ot sell it.
