thanks akq.it clears up the question which i raised yesterday.the deposit is refundable if any title defects cannot be solved.in all honesty i would have thought ssn's lawyers should have been aware of any title defects and solved them before land was offered for sale.anyhow iam in for the long haul and will take the dips and rises along the way.good luck to all
