Interestin when you say that coz tht is exactly what happened down in Tassie the last few months. Unsold stock on market are now for lease rather than vacate for next half year (its hard to sell in winter down here), thus as more vendor did that,they will have compete for the rent to get some quick cash asap. Hobart rent has started to gone down the last quarter. I don quite trust the rental data provided by RP coz private market rental has never been put in consideration (those classified in paper rather than net) if house price work as a function of rent yield, then GL to the "motivated property vendor" the next few years, coz i don see any turnaround down here in tassie at least the next 4-5 years.
