How it is possible this stock will be $3 when NTA per share is around $1. Even in boom times the share price trades at a 10% to 20% discount to NTA, so max upside is around 80c per share.
The current share price of 40c is correct given the information at hand. 50/50 bet. At 40c, you stand to lose all the 40c or gain 40c to reach 80c per share.
