    I remember a day when the mega rich(middle class) brits used to come to perth after selling their houses in the UK and buy up beach side houses in the northern corridor

    i doubt that happens anywhere near as much anymore

    not only are we quickly running out of bigger domestic fools, we are running out of people from OS who can push prices higher - especially considering the strength of the $AUD

    sure a rent squeeze can drive up the lower end, but the coastal capital growth you are dreaming of i believe will mostly push inland to cheaper blocks and the price gains will be too subdued to make a capital growth strategy viable

    Most quality waterfront locations may be fully priced already for the next 20 years
