very true, investment is all about ROI.
however, you miss some very important factors when it comes to investment in the current climate...
...interest rate rises means increases in rent
...a scared market opens up bargain properties on the right day/time
...there are strategies which will give you a positive cashflow
...there are also quick flips that will be succesful if following good MM and reno rules
It's all dependant on your experience, knowledge, action and strategy
Nothing in life is a single direction, it's up to you to chose which way you go!
