    I just read all the posts for today and I can't find any negative posts from the gallery... How cool it's about time.
    Sharholders would expect sales to occur at higher apitalisation rates that is, at lower prices over the next six months in particular in this sector of the market and in particular in the US. Investors and shareholders alike were and still are to some degree distressed in the sense that we seem to be having refinancing difficulties and the possibility of distressed sales at higher cap rates.

    We should not expect these to be fire salesanymore, because there are enough buyers out there to guarantee competitive tension. It's all about tenant quality, lease length and security of income flows. We have good long-term tenants who aren't going away, a lot of leases have increases built in and if the economy slows we shoud stay reasonably solid, there's no reason for that to change.
