Bell Post Hill and Hamlyn Heights are the 2 northern suburbs I would be looking at in Geelong that are still relatively affordable. Bell Post Hill has Kardinia International College which is where lots of well off immigrants send their kids and is consistently in the top 2 schools in the entire region. Bay views if you can get them are a bonus and you're on the ring road within a minute or 2. There will be new estates popping up over the next decade or so to the north so they'll both become more of an inner ring suburb in due course.
I currently own/live in central Geelong. Property is still growing steadily here after a boom of nearly 2 years. 1 near me smashed its reserve by well over 100k on Saturday.
