Could you add a bit more detail on where you got those numbers.... ie 3.75 and 32%.

I'm scratching my head a bit.

I think it is also important to remember that Shinjuku was in the mix up to around half way through last year if memory serves.... so i think this impacts on the comparison from year to year as AJA was a bigger operation in terms of assets held back then compared to now.

I'm sure the annual report will have a meaningful comparison between 2009 and 2010.

Forecast of 9.28 as I am readoning it is indeed a forecast for the coming year. I would expect this would potentially change for teh positive if that building is still empty and then subsequently gets leased.

Also plenty of room there for another 7cpu distribution. Personally however, I would like a lower distribution and a bit more debt reduction. Can't hurt.
