re: div yield 9.6%/goblin Gob, couple of issues:-
When interest rates rise the incidence of bad debts increases, but those bad debts are not necessarily on houses, rather small to medium sized businesses.;and
When interest rates rise , the level of borrowing slows down-reduced upfront fees to the banks, increased pressure on their margins.
