    I'm going with 13.6c :-)

    With gearing down to 27% or so, there is no reason to have a low payout ratio of 80%. Our peers are paying out more than this.

    Cost of debt going forward should be way down. We have good hedging in place also. Strong NOI growth is continuing and plenty of development opportunities which should have a yield well in excess of the cost of debt.

    Oh our pay check is being sent out today also!
