By 'no debt and renting' I meant you owe not debt on your investment property and it is being rented. Unfortunately cash flow is not understood by many people because it is the best strategy - it's how rich people invest. Look at gold, the Warren Buffett's of the world state that it's a poor investment because it cost money to hold and doesn't provide cash flow. The same principle applies to property unless it's cash flow positive.
