    I have the misfortune to own units in a fair number of REIT's.
    GPT very much a hold for yield with only moderate capital upside. Unless something very good happens in Europe and the US in the next year or so.
    But very little downside on distributions
    Australian assets ,industrial, retail and office , have good tenants and a good reasonable lease expiries.
    American retirement properties, BNB joint ventures and tourism have most of the bad news factored in.

    Sure, australian cap rates could go up, pushing down valuations further. But GPT in at least as good a position to weather these changes as anyone else. That probably wont effect distributions that much though.

    In summary: a boring 8% on my average buy in, but less risky than most.
    Maybe a bigger payday in the future, if not, good enough.
    I'll keep topping up if it pokes its nose below 85cents and live a quiet life.
