    whilst I'm no fan of government intervention, if they did reintroduce another grant for new builds the government must legislate that the developers cannot simply increase the cost of the block of land.

    That's exactly what happened in 2008/09. This is proved in the HIA/RP data land sales report.

    Perhaps the government could set a quota on the number of blocks/house&land packages they must release each year. And thus a real market price would be set.

    Alternatively, increasing the land tax rates will get them moving the blocks at a faster rate without the 'government control'
