ophir, where did your friend bought, would you care to share the address?? i am going to give my personal experience. i bought a place for 345k and the rent at the time was 295/week. last month, another property was sold for 512k and the rental was 400/week. so based on my personal experience and not of any "friends" experience, KEEN was a BIG, a very BIG failure.
you said "I hope Keen was right about 40%, because it could be a lot more. Just wait till next year IMO."
so you are now hoping, it hasn't happened yet. so isn't he a BIG, BIG failure??
