CLW WALE is 3x ecf though. CLW wale is 15 years, ECF is 4 years. also has much more diversity and its ten times the size.
re 79% downgrade.$764m2/$425m2 = 79% over rented(rents were set high in the last mining boom)
Of course rents will grow, but we are looking at a massive downgrade at lease expiry. No other REIT has this issue. Similarly latest canberra purchase has significant government vacancy risk at the 4 years lease expiry - all to one tenant.
