The maps are not out of scale, don't spread misinformation. A significant portion of the holes are not usable, and the planned holes(dots) are clearly a mistake. You can't spin this any other way sorry. it's kind of sad.
The factor you're also ignoring is that the portion of the usable land is away from the Caldera, which again doesn't bode well from a nearology perspective
