I'm not as bullish as Markie and have built in a downgrade on eps to accommodate potential write downs on property values...especially in Victoria and Peregian. Also the property trust is a worry given it is right on its debt level.

The new CEO has much to do and I'm hoping he is a doer and not just a spruiker like "cardigan" Brown! The board should have rissoled him years ago. He was the reason I exited several years ago (at a loss but not as big a loss had I have stayed the journey) and his impending exit is the reason I'm back on board.

Let's hope we can unload the trust properties at their balance date values...also the retirement villages. In this way we might unlock more of our NTA.
