    Thanks for the interesting responses to my initial question. Silent Partner has raised a valid point regarding HTA's EV, which I assume means Enterprise Value?
    I decided to find out what EV means and found an interesting explanation.

    If EV is considered, then my 5 minute "analysis-for-dummies", indicates that HTA is doing well from the JV.
