evicting a tenant in wa

    Anyone here have any experience in evicting tenants in WA? My father in law is in the process of selling an investment property in Gosnells to a bloke who is going to put 8 units on it. He gave the tenant 40 days end of tenancy notice(more than legally required)but the bloke living there seems to be under the illusion that because he has been living there for 14 years( at a dirt cheap price of 200 per week) that he doesn't have to move. He is flatly removing to move, to the point where he has sent my father in law a letter saying he will only move if he is given $7000 removal costs and another 8 months to do it or something ridiculous like that(which sounds like extortion to me, but anyway..)

    Plainly the blokes a nutter. The house is a tip but because it's being eventually demolished we don't care. The yard is full of crap which we'll eventually have to clean.

    Anyway i was wondering if anyone has experienced something similar? The bloke is probably in his 60's and on a pension or something similar. But our main concern is how long he can drag this out for and what we are supposed to do? The property is effectively my in laws superannuation money and they are keen to do things properly. The buyer is sympathetic to our dilemma. Our plan was to wait until he went out and remove all the doors and windows but we would prefer to do things the right way.
