Goodie. Do not be afraid the law is on your side. If he has been given notice and does not have a fixed term lease then do not threaten violence or anything like that. If it is managed by a property manager then get them to start the eviction process now. If managed privately contact REIWA or look up their website. Magistrates court is great fun. Been to court 3 times and heres some hints.
Look poor do not wear suit you are a poor down at heel investor.
Keep it simple the magistrates are flat out. Have the lease, the termination notice and his reply highlight all the nasty bits, give the magistrate a copy to look at.
Do not get agro or argue be nice and logical let the tenant lose it not you.
