Goodie can't speak for WA but here in SA I would just serve them their required notice. If they are still there after that then I would apply to the tenancy tribunal. The tribunal would then give their decision which should be in your favour if you have followed all the right steps. If they are still there after the the time period to leave given by the tribunal then you can call in the bailiff to have them removed.
