Very impressive list you made. It is hard to believe what is happening with the share price.

One reason for this poor performance could be that the overall market is just scared for some commitment.

Another one could be that "someone knows something", but I'm not sure about this myth.

So if all of the points of your list are spot on (and i have no reason to doubt it) the HY announcement should have an impact like a nuclear bomb.
"Distributable income will be around 7c per share"
Just half of that would be a sensation, but I would be happy with just 1 - 2 cents.

We will see if Santa is coming really early this year, or if there is another disaster is coming along.
