With the rent v. mortgage repayments question: if you choose to buy on a thirty year mortgage, you make repayments for thirty years and then that's it; if you chose to rent, you rent for life.
eg. if I'm 30 and I buy on a 30 year mortgage, then from 60 until I die, I pay very little (maintenance, rates etc). If I decide to rent for life, then I rent from 30 until I die. Life expectancy is 80+ for someone who is 30 today.
