I try that on every time just prior to expiry. I normally get offered a discount but it has never been enticing enough, especially when I believe rates will go down.

Once they came close to enticing me with a 75 base pts discount on the current fixed rate for another 5 year fixed, it made me think why are they doing that. I declined and it proved wise, rates went way below the discount offered and I ended up re-fixing at a much less than they offered.

Read them like a childrens novel :)
