To tell you the truth, I find both ends of the debate as bad as each other...some fundamentals have changed and there is factual data to back it up. Enough said.

I do not believe there will be a 30% drop in housing over the next 3 years, although there may be pockets. Just the same, there may be pockets that may go up 30% over the next 3 years.

However, IMO there is no doubt that picking these is not going to be as easy as it may have been in the past.

First home buyers can buy an investment property and still be entitled to the first home buyer's grant. That should be step number one. Especially if they don't want to live 150 km's from work.
