now, I am working on the next project,,,,putting up a transportable home...granny flat/ teenage retreat...in the back yard of one of the houses...cost about $40,000...totally self contained...rent for about $150 pw for a one bedder, interest cost...40,000 @ 6% = 2400 pa I have a big area, at the back and side of the house available...still plenty of room for outdoor entertaining, garden etc.. I can fit in a 2 bedder....but prefer less bedroom and bigger living areas.... its a cheap alternative....small cost now....good growth later
then later, I will need to brick it up, to keep it in the period house style...as per the main house... apart from adding value to the existing property.... I am helping to relieve the housing shortage...... I may be able to replicate the above on one other property... another thread a poster wanted examples of 10% return on property I have at least 3 props, I purchased back in 2000-2003 for average 150k's...they return 10% or 15,000 pa each gross....mv is double now
