I did include the oppies, and given current gas prices and the possibility of not having to drill so many development wells,plus the possibility of increased reserves and at least one other separate drillable structure in the permit,....I feel that 7 or 8 cents will prove to be very conservative.
Having said all that, it always stuns me that there is a never-ending shower of sellers, and oppy converters/sellers who cant see the big picture and are happy with small returns.
