Thank you for your detailed reply swap. May be pertinant to look at several different cycles before looking at the upturn in the stock price. The residnetial sectors lengthening time it to took sell residiential homes in the USA was probably the first indicator cycle that the proverbial was going to hit the fan maybe a shortning in time frame to sell homes now will be one of the first indicators things are coming back around.

I am currently in BEC it hasnt got the currency hedging issues but still heavily discounted to NAV
