It's always interesting to ponder the effect of an SPP on a price, but I can't think of any hard and fast (or even rough) way to calculate. In my view it all comes down to the purpose of the raise and how the money is being spent. If the raise is to fast track development, or build income producing infrastructure then it could raise the value of the company and thus the SP. If the raise to to continue funding corporate expenses (read director expenses) but no new income producing or accelerative features are announced, then it would be reasonable to decrease the SP in line with the dilution.

Given the raise here was to radically accelerate the program I consider the Capital Raise to be worthy of increasing, not diluting the price.

EXR have always maintained their purpose was to 'fatten the pig for market'. Each de-risking event fattens the pig, and also brings forward the prospect of a take-over. If we assume EXR are appearing on the radar of a large entity who are a potential suitor then it's in the interests of EXR share holders to have the pig as fat as possible before before the bidding begins.

Time and the market will ultimately tell whether or not this capital raise was added more to the enterprise value than it cost in dilution.

In the mean time, yesterday's The Australian, "The Chinese importers have received verbal orders from government officials to avoid purchasing additional LNG from Australia for delivery over the next year...."

Although a risk for the Australian economy this could work out in EXRs favor.
