A bird in the hand, is worth two in the bush.
I think part of the idea of animal spirits, and resources in top tier jurisdictions, scrambles for ownership through M&A etc, all factors into the value associated with an asset. Along with proximity to market, development potential and access to infrastructure. All adds up to whatever potential purchasers value the gas at.
