I'm with you Wonkers. I've been through tough times, took a huge loss through the GFC, stopped investing, and built our family home.
It was over 3 years ago when I was told about EXR, and so started the journey of accumulation over multiple accounts (wife, kids, super).
The multiple projects have significantly derisked the company's exposure to just one possible outcome.

Even though the SP is very low ATM, I see it as an opportunity. having said that I am no expert in this field, and I appreciate the more technical posters (even if they might be having a bad day). the input is much appreciated.

I pray this pays off for all the investors here so that they can first reduce/eliminate their financial burdens and secondly have the wisdom to reduce financial constraints for the future (don't care about yachts/Lambos etc) or whatever you may think will make you "happy" (don't go for hedonism either).

Big thumbs up to Neil and the team, as they continue to navigate the chessboard through all the political, economic, social, technical, environmental & legal quagmire.

I look forward to having a cold pint or three, one day, with all involved.
