Thanks for the tip. As a part of the process I decided to manage the job myself. The tiler I rang came and looked at the job and then never returned my calls. The 2 carpenters came with the same result.

In the end they must have thought the job was not worth their time. The only solid offers were for the entire job. One guy added a 15% project management fee.

I think the lower blue mountains is a bit of a monopoly. City tradesmen won't come out and competition is weak.

If the crash comes then I hope competition makes its way out here.

But a friend in seven hills (nsw) also is renovating at 15k, but this includes materials.

Bottom line is that renovation labor is too expensive. This has to change.
