On the assumption that the malaysian system is somewhat similar to our system - I doubt that '10 years tax free' is anywhere near as great as it sounds. Normally an entity would claim depreciation / amortisation etc on capital investment over the first 10 years anyway.
As an 'off the cuff comment' I would say the first two years would probably be unprofitable (for tax purposes) and 'real taxable profits' would only start towards the half way mark anyway. Dont forget many companies get concessions to come to Australia too.
In short I think the 10 year thing is overrated.
