thanks borty,,,as explained to me,,,the site is 30 ft above surge level and is built up of river dredgings hence the need for pilings,,,jb was very happy to "only"have to go 75 and not 120ft as considerable savings,,,,im athinkin the whole work area may need piling,,,,guess only
